San Antonio Just Made National Real Estate Headlines

by Chance Pircher

San Antonio just made national real estate headlines — and if you’re buying or selling here, the numbers behind the headline matter more than the headline itself.

According to Homes.com’s September 2026 data, San Antonio ranked #1 among the 40 largest U.S. markets for inventory growth. Here’s the snapshot:

  • Inventory up 15.6% year over year
  • 8.2 months of supply — second only to Miami
  • 77 days average on market (+24.2% vs. last year)
  • 92.4% sale-to-list ratio
  • $300,000 median sale price

Translation: San Antonio is a buyer’s market right now — the most buyer-friendly it’s been in years.

And here’s another important point: we’re still selling homes in San Antonio!

More inventory doesn’t mean buyers disappeared. It means they’re being more selective. That’s where the right pricing, presentation, and marketing strategy makes all the difference.

The bigger opportunity

If you’re buying, this could be a chance to negotiate a deal that wasn’t possible a few years ago.

If you’re selling, this is an opportunity to prepare your home thoughtfully and stand out from the competition. (If you’re selling, start here: 5 Things I’d Refresh for Under $500 Before Selling Your San Antonio Home.)

And if you’re staying right where you are? That’s great, too!

Just remember that a national headline — or even a San Antonio-wide statistic — doesn’t tell you exactly what’s happening in YOUR neighborhood. Helotes, Alamo Ranch, Boerne, Stone Oak, and even two streets in the same subdivision can have very different market conditions.

So here’s my question for you: are you thinking about buying, selling, or just curious about what your home is worth in today’s market?

Call or text me at (210) 331-3870 and tell me your neighborhood and what you’re considering. I’ll help you see what’s selling, what’s sitting, and where the opportunities actually are.

Because a changing market doesn’t have to be a bad thing. Sometimes a changing market is exactly where the opportunity begins.
