5 Things I’d Refresh for Under $500 Before Selling Your San Antonio Home

So you're thinking about selling your house.

And now you're looking around thinking…

Do I need to paint? Replace the floors? Update the kitchen? Redo the bathroom? Spend $20,000 before I even put this thing on the market?!

Hold up.

Before you start writing checks, here's something I tell sellers all the time:

You don't need to make your house perfect. You need to make buyers want it.

Those are two very different things.

I've walked through a LOT of homes with buyers around San Antonio, and sometimes the little $100–$500 improvements make a bigger difference than the big-ticket renovation somebody convinced you that you “had” to do.

So if I walked through your house today and you gave me a $500 budget, here are five places I'd look first.

1. Make That Front Door Look GOOD

Budget: $50–$300

Before buyers see your kitchen…

Before they see your primary bedroom…

Before they see that awesome backyard…

They're standing at your front door while their REALTOR is trying to get the lockbox open. 😂

And they're looking around.

Give them something good to look at!

A few simple things can completely change the first impression:

  • Fresh paint on the door

  • New welcome mat

  • Updated house numbers

  • A couple of plants

  • Fresh porch light

  • Clean up the entry

You don't need to make it look like the entrance to the Ritz-Carlton.

Just make it look clean, cared for and inviting.

And in San Antonio, check your sun damage.

Our Texas sun will absolutely cook doors, trim, landscaping and exterior paint.

2. Replace the Light Fixture Screaming “2004”

Budget: $50–$500

You know the one. 😂

You probably don't need to replace every light fixture in your house.

But if you've got a chandelier, bathroom vanity light, kitchen pendant or entry fixture that immediately dates the house…

That might be $100 well spent.

Lighting is one of those funny things that can make an otherwise nice house suddenly feel 20 years older.

And while we're talking about lights:

PLEASE replace the burned-out bulbs before pictures.

Bright. Clean. Consistent.

Your photographer and your REALTOR will thank you.

3. Attack the Little Stuff

Budget: $25–$250

This isn't sexy.

But it matters.

Walk around your house and look for:

  • Cracked caulk

  • Gross grout

  • Scuffed baseboards

  • Peeling paint

  • Loose handles

  • Missing outlet covers

  • Random holes in walls

  • That little project you've been “getting to” since 2019

Here's why this matters:

Buyers don't necessarily care about ONE little thing.

But after they see the eighth little thing, their brain starts going:

“Hmmmm…what else hasn't been maintained?”

That's not where we want their brain going.

Spend a Saturday knocking out the little stuff.

You might be shocked at how much cleaner the entire house feels.

4. Give the Yard Some Love

Budget: $100–$500

You do NOT need to recreate the San Antonio Botanical Garden.

We're selling a house here. 😂

But let's trim the bushes.

Pull the weeds.

Get rid of the dead plant that's been hanging on for dear life since June.

Throw down some fresh mulch.

Edge the sidewalk.

Maybe power wash the driveway.

Boom.

The house already feels different.

Especially in San Antonio where August landscaping can basically become Survivor: Texas Edition.

Buyers understand our yards take a beating.

They just want to see that you've taken care of yours.

5. Paint the ONE Room That Needs It

Budget: $100–$500

Notice I didn't say:

PAINT THE ENTIRE HOUSE.

Sometimes you should.

Sometimes that's a gigantic waste of money.

Instead, let's find the room that needs it MOST.

Maybe it's the dark living room.

Maybe it's the kids' bright purple bedroom.

Maybe it's the entryway covered in scuffs.

Maybe the walls are fine and we just need to hit the baseboards and trim.

The goal isn't to turn your house into a giant gray box.

It's to remove distractions and help buyers picture themselves living there.

So Where Would I Spend YOUR $500?

This is where my answer gets annoying:

It depends. 😂

Every house is different.

Your $500 might belong in the landscaping.

Your neighbor's $500 might belong in paint.

Someone else's might belong in a handyman knocking out ten little repairs.

And sometimes?

I'm going to tell you to keep the $500 in your pocket.

Seriously.

One of my favorite things to tell sellers is:

“Don't spend money on that.”

Because I don't want you renovating your house for the next owner just because somebody on the internet told you that you had to.

I want to figure out:

What are buyers going to care about?

What are they NOT going to care about?

What's going to help us compete?

And…

What's just going to eat your money?

That's a much better conversation.

Quick Questions San Antonio Sellers Ask Me

What should I fix before selling my house in San Antonio?

Start with the obvious stuff.

Anything broken, dirty, damaged, unfinished or screaming deferred maintenance deserves a look.

But that doesn't mean you automatically fix EVERYTHING.

Before spending serious money, I want to look at your house, your price range and what buyers will be comparing your home against.

The goal isn't to make your house perfect.

It's to make it competitive.

How much should I spend getting my house ready to sell?

There isn't a magic number.

I've seen houses where spending several thousand dollars before listing made sense.

I've seen others where my recommendation would basically be:

Clean it. Declutter it. Landscape it. Let's go.

The goal isn't spending money.

The goal is getting the best possible return on the money you DO spend.

What should I NOT renovate before selling my house?

Anything expensive that we're doing simply because:

“I heard buyers want this.”

Hold your horses.

Before replacing perfectly functional countertops, floors, cabinets, appliances or bathrooms, let's figure out whether buyers in YOUR neighborhood and YOUR price range are actually going to pay you enough more to justify it.

Here's the question I care about:

If you give Home Depot $10,000, are buyers going to give YOU more than $10,000 back?

If the answer is no…
